Error on page 48 , need to have refund or compensate an issue of last month thanh ly | 19/05/2009
I bought your magazines today; after reading the invest/ multifamily by Thomas Beyer, there are errors in different places; one in page 48, on the financial details to calculate the NOI, there is missing expense insurance of properties not included; i request to have a copy of last month to compensate the error. thanh

Missing Insurance in NOI Thomas Beyer | 16/06/2009
Indeed. This was an oversight by myself or the editor in the various back-and-forth editing process. Indeed NOI needs to reflect all operating costs, including insurance, which is about $120 to $200 per suite per year, depending on area, its distance to fire-hydrants, likelihood of earthquakes, age of the building, concrete vs. woodframe etc. .. Thanks for pointing this out for the benefit of the readers !There is actually another more grave mistake: the DCR is NOT the NOI divided over the price 9that is the CAP rate !!) .. DCR is the NOI divided over the mortgage payment !

Congratulations on an excellent article; however, you should have informed readers the following essential info:
1)Multiple "Credit Reports" will reduce your credit rating. A Mortgage Broker only does one credit check used by many lenders, but if a buyer goes to lenders directly, each lender will do their own credit check...reducing your rating!
2)Ask your lender or Mortgage Broker if they have a Certified Financial Planner (CFP) or/and a Professional Accountant (CGA, CMA, or CPA) that can provide you with value added advice at no extra cost.
3) Ask your lender or Mortgage Broker if there are special programs for your situation (First Time Buyers, Sel-employed Contractors, New immigrant, Government incentives, etc.

I just wanted to say what a valuable piece this magazine is to anyone interested in any form of realestate.
I want to thank CANREIG for including it with my membership....it's a tool that's help me comback from a bankruptcy in less then 2 years to now own almost a cool million in realestate! The articles get you so excited to get involved. I will be a reader for life :) Thanks Canadian Realestate.

I just wanted to say that I have a subscription to your magazine. On the cover of this month's issue it says to "see inside for details" for the free landlord guide. There is absolutely no information inside concerning the guide or how to get it. I've read the magazine twice. Luckily I the same offer online while looking for your company information to make you aware of this situation.Hopefully this oversight won't happen again as I spent considerable time looking for that info and it was very frustrating.

I downloaded the software and found it to be not user-friendly.To start, having an interactive tool such as that in a PDF file is odd. The problem though is it won't let me manually enter in numbers. I have to use the up and down arrow keys and that is a nightmare when you are trying to enter in $500, let alone $1000 or more.

Hi all,
I've double checked that the rental property analyzer is infact working correctly. Please note you must enter the magazine barcode exactly as it appears on the issue you've purchased.
However, the reason some of you might be receiving a blank page is that in order to utilize the analyzer, your system must support Adobe Flash Player. This is required for the analyzer to perform correctly and play the multimedia content. Thanks!
