I just renovated a single-family home and have a tenant living in the basement. We learned that she has started a daycare, which is against the lease. Any ideas on what to do? They pay the rent just fine so I don’t want to just kick them out.

Contact your insurance company and see if there is increased liability or premiums to you. I wonder if you could use this to explain why you can't have a daycare downstairs?

This will probably violate your insurance; likely violates city bylaws; almost certainly violates fire department standards. If you allow this to continue, you may be held liable.
