Police in the village of Waynesville, Ohio – on the left cheek of the Little Miami River – have now charged a landlord with assault, alleging the 53-year-old took a belt to his tenant’s bare buttocks because of overdue rent.
The police report says late last month, Ron Kronenberger told the 29-year-old renter that if he was going to act like a child, he would treat him like one. Kronenberger allegedly then  hit him four times with a belt, leaving small marks.
Police say the tenant told them he was scared and just wanted to get it over with, before dropping his pants as instructed.
That corporal punishment brought Kronenberger, a former chamber of commerce president, before a judge Thursday, but hasn’t helped him recoup the $2,800 in past rent both landlord and tenant agree he’s owed.
In Canada, eviction experts caution investors from getting embroiled in verbal altercations with errant tenants, pointing instead to well-established municipal eviction procedures.
In most jurisdictions, when a tenant does not pay the rent, the landlord can move to issue a Notice to End the Tenancy. The tenant must then pay the total arrears in as little as five days after being given the notice or move to dispute it within that time. If tenants take neither step, they leave themselves and their arrears open to legal action. Still, that timeline, complain landlords, may be more theoretical than practical.

In Ontario it's an N4 which gives them 14 days to pay, if the don't pay after then you spend 170 to get them into a hearing, which can take 3-4 weeks, then you will get an order which will take another 10-14 days, can you kick them out then? No, now you have to spend 350.00 for the Sherriff to kick them out. Guess what that takes another two weeks. What a system!

This man is an idiot. If you`re a landlord you know these are the risks involved with being a Landlord. I own rental properties this guy deserves a stay in jail to teach him a lesson.
