As you can imagine, a Hong Kong-based millionaire was absolutely horrified a few years ago when he learned that his Malibu mansion was not 15,000 square feet like he thought when he paid $12.25 million in cash for it – so horrified, in fact, that he’s taking his agent and the brokerage to court. Again.

His real problem of course was that he did not heed the basic real estate BUYER BEWARE rule, especially if dealing with a Real Estate Agent as all listings say that measurements are not accurate and buyer has responsibility to check property.
Also real estate agents CANNOT measure anything as they are not licensed surveyors ..nor can they state the condition of a home or fact your real estate agent cannot do anything but act as a "Wal-Mart Greeter" introducing a willing buyer to a willing seller...and just for your info...the Wal-Mart Greeter makes more money and works better hours than the average real estate agent.
BS rules supreme in real estate.
