Now that the snow is beginning to melt, I’m starting to think about renovating my income property to give it a fresh face for spring. Does anyone have any tips on the best ways to makeover a property without shelling out too much cash? Anything is helpful.

Fresh coat of neutral paint & potted plants outside to add curb appeal

there are a number of good books (available for free at your local library) that give good suggestions.

-fresh paint is probably the best bang for your dollar
    -ceiling fans
-décor light switches and electrical outlets
-lever style door handles (this is also helpful for residents who have arthritis and difficulty grasping or twisting handles)
    -new kitchen or bathroom tap
    -new kitchen sink
-replace counter tops (you can buy standard attractive laminate tops at big box home supply stores)
-some very basic low maintenance shrubs at from entrance
    -new mailbox
    -new front door light

Basically items that will be enjoyed daily by the tenants, but also don't cost a lot and can be replaced easily when damaged.
