The home mortgage rates in the U.S. dropped to previously-unseen amounts again this week. Federal lender Freddie Mac blames slower-than-expected economic progress for the drop. It is important to mention the differences between different areas in Toronto. The average price doesn´t reflect anything, because the range of increase in the prices ranged in 2011 from 0-137% (<a href="http://jamiesarner.com/toronto-real-estate/2011/12/toronto-home-sale-values/">Toronto Home Sale Value Swings</a>).
I´m not sure about the prediction for 2012, but the mortgage rates are low so I expect there won´t be any decrease in the next eleven months.
