Simple plan helps boost capital gains

This is how some investors made 20-30% more than their peers, and real estate companies are taking note.

It’s nothing ground-breaking, but real estate firms have started providing better tools for finding homes based on school locations – and it’s no surprise given the fact that those areas often command a premium.

Of 20-36% in Toronto, for example, based on a 2015 report from The Red Pin.

Most recently, Zoocasa unveiled a search tool that allows potential buyers to search listings based on school boundaries.

The tool provides results that include five-year historical EQAO and Fraser Institute ratings.

“When we relaunched Zoocasa last year, we promised Canadians a better real estate platform that will make the home search easier and more tailored to their personal needs,” Zoocasa CEO Lauren Haw said. “Finding a home in a great school district is a major factor in the majority of home searches, but it’s currently cumbersome for the average buyer to try and connect the dots between the school’s ranking, its boundary, and available listings in that particular area to make the best purchase choice. We’ve put that information in one easy-to-use place, integrated directly into our listings map.”

It’s no surprise real estate companies are focusing on school districts.

A recent RE/MAX survey found a majority of Canadians (84%) want access to school information during their home search.

Millenials scored the highest with 87% saying they desire this easily accessible info while searching for property.

"We know there are many factors that influence the decision to purchase a particular home, from proximity to work, to overall cost, neighbourhood culture and access to green space," said Christopher Alexander, Regional Director, RE/MAX INTEGRA Ontario-Atlantic Canada, at the time. "The RE/MAX / Leger study makes it clear that access to quality education is a critical factor in the residential home decision-making process for Canadians, especially for millennials and their growing families."
