Century 21 out of Australia has a free online game called "Property Mogul" which allows you to stimulate the experience of a real estate investor. It may be of interest to people who want to play around with different concepts without risking actual cash.

You start with $1,000,000 and a property (which usually needs to be repaired) and then you have various options - mortgage institutions of varying interest rates, terms and penalties - morally good or questionable decisions which affect your reputation score (a mortgage with Fat Tony automatically drops your reputation score 25 points) and a variety of investment properties you can buy, renovate and sell. Commercial, residential and rural. Rural tends to be the cheapest at the start of the game, both to buy and renovate; commercial tends to be the most expensive to purchase and renovate.
