A new mixed-use development has been proposed for 2461-2475 Dundas Street West in Toronto’s West Bend neighbourhood. The project, led by Fairway Developments, involves the construction of a 29-storey tower that will incorporate a four-storey podium and provide a total of 19,645 square metres of Gross Floor Area (GFA).
This project aims to bring increased density to the Major Transit Station Area (MTSA) due to its proximity to the Dundas West-Bloor stations Mobility Hub, which is just a five-minute walk away. Zoning by-law amendment and site plan approval applications were submitted in late July and are currently under review by the City of Toronto.
Site and Current Usage
The proposed development site encompasses 1,267 square metres; it is currently occupied by four two-storey mixed-use buildings. These structures currently house residential units and various small businesses.
Design and Architecture
Designed by the Toronto-based architecture firm BDP Quadrangle, the development boasts a distinctive architectural style.
The tower will rise above a four-storey podium with a white brick facade. The podium is planned to be built with red brick to feature a rough, textured aesthetic. The podium will curve upwards and outwards to support the three podium storeys above, where the residential dwellings begin.
The base of the building will include 360 m2 of retail space and feature large glass windows.
Residential Units and Amenities
The development will offer a total of 288 residential units:
- 24 studio apartments
- 87 one-bedroom units
- 60 one-bedroom plus den units
- 87 two-bedroom units
- 30 three-bedroom units
Among these, nine units will be designated as rental replacement units. The development plans to offer various amenities, including 480 square metres of indoor amenity space and 438 square metres of outdoor amenity space.
The development will also feature parking for 328 bicycles and 38 vehicles, with 34 parking spots equipped with electric vehicle (EV) charging stations.
Public Consultation
A public community consultation is scheduled to gather feedback on the proposed development on September 16, 2024. This consultation will provide an opportunity for residents and stakeholders to learn more about the project, ask questions, and express their opinions.
The proposed 29-storey mixed-use tower development at 2461-2475 Dundas Street West, if approved, will transform the current low-rise site into a prominent addition to the West Bend neighbourhood, offering new residential and retail opportunities.
